| 永佃制是我国历史上一种重要的土地产权制度, 它是历史中人们在面临人口增长压力下,
比较不同土地制度的相对利益而自然选择的结果。永佃制是一种对社会有益的制度, 它的产权结构对
地主和佃农都提供了激励。文章的土地制度演化博弈模型说明, 在未受人口压力扰动的情况下, 永佃制
和定额租制是两个吸收域, 人们选择哪一种土地制度依赖于其所处的初始条件;在人口增长的持续冲击
下, 永佃制是唯一的演化稳定均衡的制度。研究永佃制的产权结构及其演化具有重要的现实意义, 它为
我国现阶段农村土地产权制度改革和怎样实现农场化经营提供了启示。 |

Permanenttenancyisgoodforsocial, providingincentiveforbothlandlordsandtenants.Gamemodelfor
landsystem evolutiononthisarticleshowsthatpermanenttenancyandthefixedrentsystem aretwodifferentabsorption
fieldswithoutinterruptionofpopulationpressure, andpeopledecideitslandsystemonitsinitialconditions;butpermanent
tenancyistheonlyevolutionofstableequilibriumunderthecontinuouspressureofpopulationgrowth.Studyingonproperty
